Smart Parking Lot Construction: How Monolithic Design Saved 20% Costs

Our client, a speciality chemical company in Navsari, Gujarat, needed two new parking lots for their North and West complexes. Together, these covered 16,500 sq. m. The scope included design, engineering, and full civil works for the structural steel parking sheds. Structural steel and sheeting components were excluded from the scope of the project.

The vendor had the flexibility to propose their design,  subject to client approval. They had to deliver the project within a tight budget and scheduled its execution for the monsoon season.

Challenges

The project presented two significant challenges:

  1. Stringent Budget: The client had a very tight budget, making it difficult to find vendors willing to quote competitively for the required scope.
  2. Monsoon Execution: Starting the project in June, during Navsari's heavy monsoon season, created a major challenge. The team had to complete the entire job within a strict three-month timeframe, which posed significant logistical and operational hurdles due to the constant heavy rainfall.

Vendor Attributes

  • The vendor must be a road contractor with prior experience in general civil construction for Pre-Engineered Building (PEB) sheds.
  • The vendor should execute the civil work as per the technical specification mentioned in the BOQ. Vendor scope includes a 10-year warranty for the completed work.
  • The vendor should have experience in Road Construction and Civil Construction. Experience should be in chemical, ONG, Pharma or FMCG
  • The vendor should have executed civil projects worth Rs. 50 lac to 1.5 Cr or more in the past 2 years. Vendor should have a TO of 10 Cr or more.
  • The vendor should have a local presence in Valsad or nearby locations, Gujarat

Given the project's stringent timeline and budget, many vendors were hesitant to provide quotes. The conventional approach considered by vendors involved individual excavation for each foundation parking shed column, followed by backfilling, and then separate construction of roads, kerb stones and road architectural works.

Venwiz experts worked with the client and vendor team to develop a cost-effective and structurally efficient design strategy:

  • Monolithic Foundation Strategy: Instead of multiple individual excavations, the team suggested a large, integrated excavation for the entire parking shed area.  This eliminated the need for individual footing excavations, allowing the parking shed foundations to rest on a monolithic Grade Slab with haunches at the pedestal locations.
  • Optimized Concrete Filling: Since the project required paving the full 16,500 sq m area with pavement-quality concrete (PQC), the team integrated pedestal haunches directly into the RCC slab. This eliminated the need for additional concrete pours for individual pedestals, significantly reducing overall concrete usage and costs. The monolithic slab also increased resistance against uplift and overturning forces acting on the shed columns.
  • Reinforcement Integration: Reinforcement steel was seamlessly anchored into the monolithic slab, improving structural integrity. This integrated design approach led to a notable reduction in the total quantity of reinforcement steel required for the parking shed pedestals.
  • Vendor assessment: We used our AI vendor scouting and 360-degree vendor assessment to find a suitable vendor for the project.

Despite the dual challenges of a tight budget and peak monsoon execution, the parking lot project was completed within the stipulated three-month timeline.
